06 2.5 seconds. All right guys. today's video is a little offbeat from our normal racing content. Today we're going to talk about the development around my racetrack, the Freedom.
Factory I Get asked about this all the time in person. People come up to me while I'm eating out a dinner with my family and go hey, uh, what's going on with the racetrack development? It's probably my least favorite thing to talk about in life. So I figured I'd put this video out to kind of just tell everybody what's going on, where the current stat of the development is. and right now we're starting off at my house Because if you guys remember when I moved here back in 2019, there was no fence here and this was a wide openen field.
You look right now you can hear the saws of uh the construction of I don't know two four 68 I mean Lots 50 homes we can probably see from right here and they all have this back window on them that can see right over my fence. So so when I came to buy my house I did know with just a small amount of research I knew that there was already plans to build this golf course here. but now that these homes are here, definitely hits a little different. I mean literally, there's people already living in these houses and they're right on our fence. There's a lot of them and they still have hundreds thousands more to put right here. and uh, like I said I knew about it. So it's not the end of the world, you know. I fly aircraft in and out of here.
so I know it's going to be a problem very very soon. I fly hovercraft back here too see she's just chilling right here and uh I just know it's going to be a problem. So I'm probably going to end up moving out more East into the country, but now we're going to head to the track and talk about the development there. But I wanted to show you how much this development is a part of my life because literally I hear it every day every morning.
It is what it is. So let's go to the track. That's probably where the real problem lies. And of course we're daily in the track.
Haw The best daily. I mean the Raptor's great but we only got this for three more days. Track: Haw is definitely the best. Got take advantage of it for three more days.
We basically just pulled out of my driveway heading south and this is one development right here on the side. Obviously the one that was behind my house is right here. We're talking hundreds of homes already complete in that one. Now we're going to flip around, head back towards the Freedom Factory which is about I 6 or 7 miles from my house and we'll show you all the development along the way to it.
We got another one here on the corner, but keep in mind guys, this stuff all been planned for a long time so this development is of no surprise to us. and I don't want to get it too confused. I Do think the development is great for our County I Want more people here, more people to go to the racetrack So this development all here in this area around my house. That's something we all knew was coming and it's something that was written into the plans for our County whatever.
years ago before I was even. You know, a member of this community so that's all good. As we get closer to the track, we'll talk about where the the issue lies for me. I Wish we could have did this over the weekend when you can hear the race cars from 5 miles away.
that's a great point. Over theek weekend we had 60 or 70 Pro mods at the Drag STP racing. You can hear them from my house clear as day. All these new houses will be able to hear them basically every weekend, all weekend long.
That's just how it is. All right. Another development here going on. another one I Don't know what they're doing on that one, but likely houses.
Not sure. We're maybe one mile from my house now. maybe a mile we've driven and now we're at our first you know construction stop. Not sure how long we'll be here.
could be 5 minutes, could be 10. unsure, but there's just so much construction equipment crossing the damn road. We're going to be here for a while. so you know what? I'll just throw it in park. You know what? I'll just turn it off. don't want to waste any E85 A lot of homes being built here. if you guys wanted to move near the Freedom Factory Now your damn chance. Oh you thought that was it brother.
You're mistaken. Gigantic development just broke around right here. They're tearing up. That's got to be couple hundred acres alone to uh, put a neighborhood right there and uh, just here on your right too.
Let's see if we can see houses already. Yeah, go to your right. Yep, see, that's all multif family in there and we're just on our way from my house to the track. This is the road I Take every day to work.
This is the shortest path between my house and the track and as you can see, it's basically development the entire way. Literally, actually the whole way. I Don't think there's a single Gap Where there's not a Housing Development going up all right now. we're about halfway between my house and the Freedom Factory and this is called Bide Boulevard Right here.
This is where the back battle kind of started for us in the Freedom Factory So Boride Boulevard is supposed to be essentially the border for urban sprawl. It's called the urban boundary Line. If you just Google it. it says that this is the Development Area boundary.
This is supposed to protect the land east of it from urban sprawl. We're on the future. Development Area Boundary Right Now That's what we are parked on. We're right here.
And then you can see new expansion. So what the county has recently approved is letting the developers pass the urban boundary Line aka the thing that stops urban sprawl. So all of this development that we just passed on our way here all planned for that right? That's within the urban boundary line, the racetrack, our Racetrack and the drag STP Know when they were built 50 years ago go were put out here to be past the urban boundary line so that houses wouldn't end up right next to them. All right? So all this stuff on the right side of the road this you know, this is all going to be houses.
This is within the urban boundary line and you know it's still being finished. There's hundreds of homes, but right now this is like a very safe distance from the drag strip. You still hear it. You know we're only a few miles from my house.
And the difference between you know being on that side of the line is developers were able to turn what used to be Farmland which is like one home per three acres to now allowing three homes per one acre right? So that rezone was allowed on this side of the road which you know per the planning we all knew was happening All right. So you see all these houses they're finishing up tons of them. We all knew that was happening last year when you saw all the development stuff pop up is when the developers went to the county for this side of the road past the urban boundary line and said hey, oh yeah, see it's already started. They said hey, we want to change that land to three homes per acre now and that's when all of us said hell no, That means you're going to have three homes per acre next to our racetrack or be allowed to do that Well Unfortunately even though we showed up to the courthouse with thousands of people sent what I would guess would be 50 to 100,000 emails which we actually took down the Mante County email servers. Oh my gosh, just look at that. And even though we showed up in full force, our County Commissioners decided to approve the project. So that being said, there will be three homes per acre, you know? I don't know exactly what it amounts to. roughly maybe 5 to 8,000 homes I think in total will be built now past the urban sprawl protection line I Know it doesn't make a ton of sense.
Let me let me ask you this: Do you think the county would approve me to go, you know, to the nicest neighborhood in town and say hey, would you mind if I built a massive, extremely busy racetrack right next to your nicest neighborhood in town? Well they'd probably say no And To be honest guys. I Thought that we had more time. This development's happening right now and we are very close to the racetrack, so let's go ahead and get a little closer. All right.
So we've been driving for maybe 1 minute now and we are pulling up to the drag. STP So here's the drag: STP Parking and uh, here's the drag. STP right here and then obviously you know the freedom Factory is just right down here on the far end of the drag strip. So there she is and you know this place was completely packed this weekend.
Before we get to the track, we're actually going to stop at Sam's house because he lives closer to the racetracks than anybody. He actually has the closest house to the racetracks of anyone. All right. So this is Mr Sam's backyard.
We're behind Sam's shop right now I Don't know if that's development yet, but they're moving dirt right here. But literally this is a planned Road right here 44 right there. If you look at the plan Sam will have like a a curb like right here for and and there's my pistol range here which was approved I guarantee you they'll probably say oh you can't have that anymore no you can't have that. You can see the lights from the Freedom Factory right there right there TR right over there to give you an idea how close we are closing it in, but they're putting this road right here.
I Mean the street will be literally right there there. How long have you lived here since ' 92 92 and I came out here? There's no nothing out here people saying yo, you're going to be a Hermit out there man where you go out there and I well for the lake, the fish and for the racetrack and now then well trying to take everything out. we going to keep the RAC track just be a little bit of a fun good good to show you how close this is to home I mean it's literally close to Sam's home. Look that there's the road. there's his house. All right. let's head over to the track now. I'll show you the rest of it all right? There's our track right there.
the Freedom Factory We're coming to the end of the drag trip right here. This is a shutdown for the drags. STP So to give you an idea of how close this is, this land right here you see before us is part of that development that we just drove by. The one that I just said wow I didn't realize they're starting that fast.
That is the same land that is going to be developed. It reaches all the way to right here at our fence. Yeah, we're looking at this land right here. You can already see like survey markers and things out there.
I I Think they're going to be on this pretty damn fast. Currently the plan does call for a buffer. so you know because we went to these meetings saying you guys are crazy. These homeowners are going to pull their hair out and and the developers came back and they obviously don't want their homeowners to pull their hair out.
so they have a couple different things planned. This guy on this side is planning on doing a racetrack village where it's going to be homes oriented more for like car people, big garages, things like that which I do think is cool but in all reality just past you know this racer. Village There's going to be just normal houses with people living there and I think old Betsy on a Sunday morning when the damn Top Fuel cars are running out here. she's not going to be real pleased when her windows are shaking because they will like we're We're just that close.
There's no way you can stop the noise of a Top Fuel dragster or a promod that has a screw blower on it from reaching houses that are within a you know, a mile from here at a very loud rate. And then this guy in a different developer that's going to be adjacent to our tracks. you can see our fence is right here. You know that is the pits for the freedom.
Factor You guys always always see it's actually a different developer for that side. He's planning on doing some commercial stuff I believe right next to the track and then houses. So all that being said, when we went to these meetings, we fought to try and get you know the whole project denied. They didn't deny it, they approved it, but they did give us a conditional stipulation that'll be put in the Deeds of all of these homes within the developments and I'll read you that right now so you can understand it or take it for what it's worth.
You know we had to hire attorneys to get this stuff made and this should hopefully protect us. You know, going down the road, who knows if it really will. There's some gaps in this because you know there will be names of subdivision and things added later, but basically be blank. Subdivision is located in the vicinity of a drag strip and a racetrack currently known as Braon Mot Sports Park and The Freedom Factory Raceway respectively and identified with parcel IDs. Then it says our Parcel IDs The motor vehicle racing and ancillary racing activities conducted on the Drag STP and the racetrack site are lawful existing uses as approved by Man County On May 13th, 1971, The drag strip site and racetrack site are located within the general Enal Agriculture Recreation Rural land uses the Drag STP and racetracks permitted operations have ongoing events that, by their nature, create loud noises which the Draag Strip and Racetrack are permitted to emit. Any buyer SL Lot owner in this subdivision buys with the understanding that the drag strip and the racetrack both pre-existed The subdivision and the Drag Troop and Racetrack have all of their rights to operate and continue their permitted operations by purchasing a lot in the subdivision. Each buyer SL Lot owner recognizes these rights and agrees that the buyer SL Lot owner will not object to the existence of the drag strip or racetrack, the permitted operations of each and will not take action including a civil action based on nuisance to close down, limit their permitted operations, or to require the mitigation of noise. That's essentially the meat and potatoes of the stipulation you know it says Hey Listen, we can't go after the tracks for being noisy because they've been here longer than us I Don't know how that'll hold up, you know I I'm a law school dropout so I I do like the sounds of of what it says, but you know you get a whole neighborhood piled up against you.
Who knows what they're capable of. So all this being said, you know you guys saw the development. It's coming. It.
it's 100% coming. It's all approved and on its way. I Don't know how long it'll take to get from where we just showed you to right here, but it's going to be here soon. We have some protection.
These homeowners might also come and not be a problem. You know they may end up doing this right. and the racers Village is awesome and everything works out I Don't know that's a reach but I know I Plan on running the Freedom Factory as long as I can I know Vic plans on running the Draag STP As long as he can, we're not going down without a fight. I Mean we're going to stay here as long as we can and if somehow.
absolute worst case, You know, in 10 years we start having major issues and we can't run them like normal. At least our land value has gone up four five, 10 times what it is now and we'll use that money at least I know 100% I'm down to use that money to just build an insane facility down the road. So that being said, I plan on staying. but no matter what, my goal is to make sure there's a racetrack in this community forever and and that's what I plan on doing. So we're here to ride it out. It's going to be like Yellowstone in this thing if they try to come for our land. That's the update on the development. It sucks.
it is what it is, but uh, it's coming and we're just going to have to deal with it. So hope that gives you guys a good idea of what's going on. I'm not 100% sure how it's all going to end up obviously I don't really know what to tell you I don't know how long it's going to take to get here, but uh, now everyone can stop asking me and we can, uh, move forward with our lives and just keep on doing our thing until it becomes an issue. Im 1 mile away from Riverhead raceway its a small circle track and on the nights they have races its very loud at my house even 1 mile away with many commercial buildings inbetween ,,, but it dosent bother me and i support the track and support the individuals who use the track or enjoy the track ,,, im sure Garrett is familiar with the track since he spent a few years on long island with cooper ,,, man i wish i had met you back when you lived up this way in NY … anyway keep up the great content and events and it will all work out in the end !!!
When a county or state official moves in one of the communities they will 100% get it shut down
If they were smart they would do a racing themed condo/resort complex with a go cart track and racing sim arcade and a pool.
